MANAGEMENT SERVICES
At Gordon Properties, Inc. our purpose is to help you maintain your investment property in the best condition possible and thereby maximize your return while staying in compliance and up-to-date with all laws.
As your property manager we can handle all aspects of your rental, from filling vacancies to maintaining existing tenants and any of their maintenance needs to turning and re-renting the property after a tenant has vacated.
Management Includes:
- Collecting rent from existing tenants.
- Responding to maintenance or other requests from existing tenants.
- Inspecting occupied units twice a year inside and out.
- Advertising vacant units and screening prospective tenants.
- Preparing accounting statements of income and expenses for owners monthly.
- Sending owner proceeds via eCheck monthly (if applicable).
Management Fees:
- 1 year minimum management agreement.
- Account Set Up Fee: Minimum $125.00 (dependent on # of units and if they are occupied or vacant).
- Management Fee: For occupied units, it's a percentage of collected rent. For vacant units, it's $25.00 per month.
- Rent up or Re-rent Fee: Half of one full month's rent when placing a tenant to fill a vacancy.
- Gordon Properties, Inc. does not charge a mark-up on vendor bills.
